A house package is the shell: walls, trusses, roof, doors, windows, and siding, delivered to your site. The inside is yours to finish, on your own schedule and your own budget.
You'll want some building know-how, or a builder you trust. The lumber comes as material, not cut to length, and the package doesn't include a floor plan.

In every base package
- 2x6 exterior stud walls, 16" on center
- Residential roof trusses, 2' on center, 4/12 pitch, with a 1' overhang
- 40-year painted metal roofing, insulated with double bubble, fastened with screws
- Profile ridge vent, ventilated ridge cap, and metal vent soffit
- Color matched metal fascia and gable trim
- Two 3' six-panel entry doors
- Four 3'x4' vinyl insulated windows
- Your choice of 5/8 T1-11 wood siding with 1x4 pine trim, or 7/16" #1 OSB and house wrap

Lumber is not cut to length. Meeting your county's codes can add cost, and that cost is yours.

Porch roofs come with the same 40-year painted metal, trim, soffit, and fascia as the house.
Siding upgrades
The base package comes with T1-11 or OSB and house wrap. You can upgrade to either of these, in stock colors and profiles. Special order siding costs more.

Who builds it
You do, or your builder does. House packages are material only. We don’t put the labor crew on a house the way we do on a pole barn.

Is this a finished house?
No. It's a starter home package: the outside shell, ready to be finished on the inside by you. Interior walls, insulation, plumbing, electrical, fixtures, and flooring are all yours.
Do I need a slab poured first?
The prices above are figured for a suitable concrete slab or subfloor that you supply. If you'd rather not pour, the treated post foundation and wood subfloor options are priced in the add-ons.
Do you do the concrete or the dirt work?
No. We don't provide concrete work or excavation work on house packages.
Does the package come with a floor plan?
No. The package is materials. You'll want a plan of your own, and some concept of how to build a building, since the lumber is not cut to length.
How far do you deliver?
We deliver house packages within 100 miles of Seymour. Delivery is not included in the prices above.
Can I change the windows and doors?
Yes. The base package has two entry doors and four windows. Tell us on the quote form what you want added, including any custom sizes, and we'll price it.
Do your crews build house packages?
No. House packages are material only. You bring your own builder, or you build it yourself. Our crews build pole barns, and that work is priced separately on the pole barn page.
Do you offer financing?
We don’t offer financing. Customers handle their own, and plenty use a local bank or a farm credit lender.
